Design/Build Process


Design

The design phase of the design/build process is a collaborative effort, including you, the homeowner(s) and our architect. He will initiate the process with a visit with you in your home in order to understand first hand your intent; your dreams as well as your time and financial constraints. On his first (free) consultation he will ask to visit the areas of your home that are directly impacted by your project. He may suggest some ideas that amplify and give some physical reality to what you envision. DesignPicAlthough he may offer some alternative physical arrangements to what you may have been thinking, they will always be intended to provide the most aesthetically attractive solution that directly addresses your functional requirements and financial constraints.
He will use this information to relay back to you a likely range of project construction costs based on the history of similar projects we have recently completed in your area. If this is a manageable range then he will present you with a proposal to provide design services. This proposal will include a description of the project scope, the preliminary cost estimate and a description of the company’s responsibilities during the design phase.
Our architect will then prepare an accurate set of auto-cad drawings depicting existing measurements that are pertinent to the project. Based on this information, he will prepare a set of free-hand plan and three -dimensional conceptual sketches depicting the character of the project. Next he will review the sketches with you. Together, you will decide which conceptual direction is most appropriate, based on agreed criteria.
On your approval of the conceptual design and a corresponding design cost estimate, The architect will guide you through the process of detailed product selection while he prepares construction documents that will qualify for a building permit, be used on site for actual construction, and as an appendix to the construction agreement. On receipt of a county building permit, construction will commence. The architect will maintain close communication with you through construction, to appraise you of progress and to consult when any further questions arise.


Construction Process

The construction process starts with the design. We constantly check the design with our estimating process to be sure we can meet the client’s budget while paying the closest attention to quality workmanship. Site visits are made by our employees and subcontractors to look for existing conditions which may effect the progress of your project such as site access, furnishings, special family considerations, etc. Once the design agreement has been satisfied and we execute a construction contract one of our leads; that is a job superintendent/lead carpenter, will be assigned to your project. Our leads are highly experienced and have been with us for over eight years. workerThey are master carpenters and have the ability to take your project from foundation through to final hardware.  In many cases our leads seem to become a part of the family. I have had clients tell me many times how much they missed them after their project was completed. The lead will be on your project daily to help supervise and build your dream. The lead, project architect and home owner work closely together as a team to assure the initial design intent is executed in the construction. Your project will be a “one of a kind” which we have not built before and will not build again. We use a software program to help deal with all the changes that can occur during the construction of your project. We consider what the critical path of your project is so we can look ahead to try to eliminate any log jams which may occur.
